Garage Planning UK

Dear All

Time has come to move house,I'm quite happy with the set-up that I have at the moment but feel that enclosed carport,pit,workshop and store will be unattainable in the new property.
Am I limited to 30 sq.m. (which is a lot less than I have now)
There is an existing garage at the property,can I add 30 sq.m. to that?
Will I have to put up a separate garden shed as the store?
Has anyone any experience of planning laws or any stories to tell that may be of help.

John,

You can build a garage of up to 50% of your garden area so long as it is more than 5m away from the house and the height to ridge is no more than 4m above ground level in the case of a pitched roof or no more than 3m in the case of a flat roof. If these criteria are met it is permitted development and does not require planning consent.

However, check with you LPA first as some authorities do vary permitted development rights to suit their own planning objectives and in the case of conservation areas etc.

You don't require building regulations if the floor area is less than 30 square metres and the structure is not within 1m of the boundary.

My advice is don't buy a Listed house.

I need a shed but have to put in a full Planning application with plans. What a pain in the arse.
From my previous dealings with the Planners I believe Jon is correct but the process is changing soon to make it easier for people to extend and build due to housing shortage and to try and aid the recover of the building industry? Have you heard anything about the changes Jon?

Jon,

If planning approval IS required, is it all to be done on-line now...?

No offence at all! - clumsy/pithy response by me, unintended :oops:

Richard - yes I use the Portal all the time now, very convenient and avoids plan printing costs.

Jason - I have heard of these changes but think they are currently at the consulation stage -changes in planning law take ages to enact.

Are you moving within Royston Vasey? I would consult with the local planning dept, we seem to have different rules in Macc compared with the rest of SK.

Is this your new house by any chance?

John, it may be worth considering putting up a wooden garage for a couple of very good reasons. Firstly, they are incredibly dry, and much friendlier to a classic than a brick or stone structure. Secondly, I believe that they come under the category of 'temporary structure' and are easier to push through planning. I have a listed building from 1480, and there's no way a brick structure would have been allowed. Thirdly they are cheap to build and will outlast you, unless you're under 20! My 12 metre by 13 metre garage was about ?10k plus groundworks, which I did myself in a couple of days with a hired kubota digger, plus concrete, which was a few hunderd pounds. The garage just sits on 2 courses of bricks, which are on a 6 inch concrete raft.

I got mine from Warwick Buildings, and it was built in 2 stages......12 years ago and 5 years ago, and looks as good today as when it was new.

I've had more than enough of the A57 Mottram so am moving from SK132NX to M342BY,the traffic gets heavier by the day

I had a look on Bing maps bird's-eye, lots of garages already behind those houses, so there should be no issues.
I wood(!) take Tim's advice.
